The firm serves as general counsel to more than one hundred cooperative and condominium developments ranging in size from small brownstones to developments with thousands of units. The firm provides proactive legal advice to boards and their managing agents with the primary goals of minimizing litigation exposure and maximizing shareholder value. In order for the boards to keep abreast of changes and developments in the law, the firm regularly reviews corporate documents and policies and makes recommendations for change. The firm brings its expertise to bear in negotiating major construction contracts and vendor agreements and has assisted developments in connection with hundreds of millions of dollars of financings. The firm serves as transfer agent for many of the cooperatives that it represents and provides dispute resolution services for residents. The firm works closely with other professionals engaged by its clients including engineers, accountants and insurance brokers believing that the more an attorney knows about its client, the better the attorney can represent that client. When advice and negotiations fail the firm is well suited to provide a full range of litigation services. The firm has litigated many tenant/unit owner disputes concerning nonpayment, subletting, flip taxes, pets, annual meetings, proxies and vendor/contractor agreements. Finally, the firm also provides representation before the many city, state and federal administrative agencies that have oversight powers for residential developments.
